Senior Director, Construction Estimator

Miami, FL

This position will work directly with the VP, Finance, the Product Development team (Construction Manager, Construction Estimator, Project Manager) and Construction Consultants in local markets to help oversee (including development, validation, oversight, control) development projects for private destinations.

This person will oversee and/or validate the financial aspects of construction projects for private land destinations. This role involves managing budgets, financial planning, cost control, and financial reporting to ensure the successful completion of construction projects within the allocated budget and timeframe. The ideal candidate will have a strong background in construction finance, exceptional analytical skills, and the ability to work collaboratively with project managers, contractors, and other stakeholders (consultants).

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Financial Planning and Budgeting:

- Develop and/or validate and manage detailed budgets for construction projects, including pre-design estimations with high levels of accuracy.

- Prepare financial forecasts and cash flow projections.

- Assess financial feasibility and prepare cost-benefit analysis for new projects.

Cost Control and Management:

- Monitor and control project costs to ensure they remain within budget.

- Review and approve expenditures, ensuring compliance with financial policies.

- Implement cost-saving measures and identify areas for financial improvement.

Financial Reporting:

- Prepare regular financial reports, including budget vs. actual analysis.

- Present financial updates to senior management and stakeholders.

- Ensure accurate and timely financial records and documentation.

Contract and Payment Management:

- Oversee contract negotiations and manage financial aspects of contractor agreements.

- Approve and process payments to contractors and suppliers.

- Ensure compliance with contract terms and conditions.

Risk Management:

- Identify financial risks and develop mitigation strategies.

- Conduct financial audits and ensure adherence to regulatory and local requirements.

- Maintain insurance and bonding requirements for construction projects.

Collaboration and Communication:

- Work closely with project managers, engineers, and other stakeholders to align financial objectives with project goals.

- Facilitate communication between financial and construction teams.

- Provide financial advice and support to project teams.

Compliance and Regulatory:

- Ensure compliance with local, state, and federal financial regulations.

- Stay updated on industry trends and changes in financial regulations affecting construction projects.

Team Leadership:

- Supervise and mentor junior financial staff and/or third-party consultants

- Foster a collaborative and productive working environment.

- Lead by example in maintaining high ethical standards and professionalism.

KNOWLEDGE AND SKILLS:
  1. Strong knowledge of construction accounting principles and financial management.
  2. Strong PC skills including advanced Excel, Access, Word, PowerPoint, and MS Project required.
  3. Excellent analytical, organizational and problem-solving skills.
  4. Strong written and oral communication and interpersonal abilities and be able to work effectively with all levels of financial and operational personnel.
  5. Ability to work under pressure and meet tight deadlines.
  6. Knowledge of offshore construction regulations and challenges a plus.

Proficient understanding and working knowledge of GAAP as it related to capital and operating expenditures.

Qualifications & Skills:

Four-year Bachelor's degree in Finance, Accounting, Business Administration or other highly analytical field from an accredited college or university (MBA preferred); Certified Public Accountant (CPA), Certified Construction Industry Financial Professional (CCIFP), or equivalent professional certification preferred; minimum of 7-10 years of experience in construction finance or similar role.
